Plumber West Pennant Hills
Big Blocks, Steep Slopes & 24/7 Emergencies

West Pennant Hills is a shale suburb on steep ground, and that decides most of what goes wrong underground. Around three quarters of it sits on soil landscapes derived from Wianamatta Group shale, which the NSW soil survey rates as moderately reactive with localised impermeable, highly plastic soil. Reactive clay swells when wet and shrinks when dry, season after season, and rigid drainage buried in it moves with it.

We handle blocked drains, hot water, gas fitting, pipe relining and 24/7 emergencies across the 2125 postcode, on both the The Hills and Hornsby sides, with a fixed price agreed before we start and no call-out fee.

Plumbing Services in West Pennant Hills

Plumbing Services in West Pennant Hills, NSW 2125

From the large blocks along Castle Hill Road and Coonara Avenue to the homes bordering Cumberland State Forest, we cover every kind of plumbing for houses, townhouses and small commercial sites. Every job starts with a proper inspection, a clear explanation and an upfront quote.

Slow sinks, gurgling toilets and drains backing up are the most common calls here. On long private runs under established garden, roots and offset joints are the usual cause rather than anything you put down the sink. We use a CCTV camera to find the joint that failed rather than just cutting the roots out.

On reactive clay a jointless liner is the durable answer, because relining removes the joints that ground movement keeps pulling apart. It also rebuilds the pipe with no digging, which keeps established gardens, driveways and the large landscaped blocks this suburb is known for intact, and avoids trenching on slump-prone slopes.

No hot water, rusty water, a leaking tank or a unit that keeps cutting out? We repair and replace gas, electric, solar and heat-pump systems. At 90.8% separate houses, well above the national 72.3%, most jobs here are large family systems serving the whole house at once.

Our licensed gas fitters install and service cooktops, ovens, heaters, gas hot water and gas lines across West Pennant Hills, and issue compliance certificates. If you smell gas or suspect a leak, call us immediately. We test the line, isolate the fault and make the area safe first.

Leaking taps, running toilets, burst pipes, worn mixers and faulty valves. On blocks this size, a slow leak on the long service line running in from the street can go unnoticed for months before it shows on a bill, so we pressure test rather than guess where it is.

how to prevent clogged drains

Burst pipe, sewer overflow, major leak or no hot water after hours? Our 24/7 emergency plumbers cover West Pennant Hills every day of the year, with no call-out fee and a clear price agreed before we start.

LANDSLIDE RISK LAND & STEEP SHALE SLOPES

Drainage Work on Landslide Risk Land Is a Consent Matter

This one catches people out and almost no plumber will mention it. Around 7% of West Pennant Hills is mapped as landslide risk land under The Hills Local Environmental Plan 2019, and clause 7.6 of that plan requires council to consider waste water management, stormwater and drainage across the site before granting consent.

Re-grading and absorption trenches

On those lots, changing surface drainage or installing an absorption trench can be a planning question rather than a like-for-like repair. We check before we quote.

1

Where downpipes discharge

The clause prohibits consent unless the work manages water so as not to affect the rate, volume and quality of water leaving the land. Where a downpipe goes matters.

2

Steep, slump-prone ground

The soil mapping records mass movement hazard, low wet strength and slump-prone material on these slopes, which changes how a trench is cut and backfilled.

West Pennant Hills Plumbing Problems

Common Plumbing Problems We Fix in West Pennant Hills

These are the issues we are called to most often around West Pennant Hills. On reactive clay with steep slopes and very long private drain runs, the same symptom can have very different causes, so each one needs a proper diagnosis before anyone quotes a repair.

Tree-Root Intrusion in Clay Sewer Lines

West Pennant Hills carries around 43% tree canopy, and the NSW soil report for this area does not mention trees in passing. It names them as part of the hazard, describing deep clayey expansive soils on a landscape with complex drainage conditions and areas of tall trees. Fine roots find the smallest crack in an old clay or earthenware joint.

How we fix it

We run a CCTV camera to find every root entry point rather than clearing the nearest access, jet the line, then reline the cracked section so roots cannot return through the same joint.

Drainage Cracked by Reactive Shale Clay

Around three quarters of the suburb sits on soil landscapes derived from Wianamatta Group shale, which the NSW survey rates as moderately reactive with localised impermeable, highly plastic soil. Reactive clay swells when wet and shrinks when dry, season after season, and rigid drainage buried in it moves with it.

How we fix it

We camera the run to find the offset joints, then reline rather than patch. A jointless liner removes the joints that the seasonal movement keeps pulling apart, which is the durable answer on this ground.

Long Private Drain Runs on Very Large Blocks

At the 2021 Census, 90.8% of occupied dwellings here were separate houses against 72.3% nationally, and council has moved to protect a prevailing 2,000 square metre lot size in parts of the suburb. That means unusually long private drain runs between the house and the street, passing under established garden the whole way.

How we fix it

The fault is rarely where the symptom shows. We camera the full length and mark the failure point on the surface before quoting any excavation, so nobody digs up a lawn to find nothing.

Blocked Kitchen, Bathroom and Laundry Drains

Indoors, grease, soap, hair and food scraps gradually narrow the pipe until a sink, basin or shower drains at a crawl. A plunger or a supermarket drain cleaner clears the surface but leaves the cause sitting in the line, so the blockage returns within weeks.

How we fix it

We clear the line properly with jetting rather than chemicals, then camera it to confirm the pipe behind the blockage is sound. If it has failed we tell you, and if it has not, we tell you that too.

Overland Flow on Steep, Low-Permeability Ground

There is no mapped flood planning area over West Pennant Hills, but that is not the same as no water problem. Council identifies overland flow as the dominant form of flooding in this part of the shire, there are four council detention basins inside the suburb, and the land runs across rolling to steep sideslopes with local relief of 40 to 100 metres.

How we fix it

On low-permeability clay the water does not soak away, so surface drainage and pipe problems usually present together. We assess where the water actually goes before designing subsoil drainage or re-grading falls.

Hot Water Failures in Large Family Systems

No hot water, rusty water, a leaking tank or a unit that keeps cutting out. At 90.8% separate houses, most systems here are whole-of-house family systems rather than the single-bathroom units you find in denser suburbs, so a failure affects everyone at once.

How we fix it

We test the existing system and repair it where that makes sense. When it is beyond economic repair we recommend and install gas, electric, solar or heat-pump replacements sized for the house.

Repair, or a Planning Question?

Around 7% of West Pennant Hills is mapped as landslide risk land, and on those lots drainage work can be a consent matter rather than a straight repair. Almost no plumber will mention this before quoting. We check the overlay first. This is a guide to why we ask, not planning advice: council makes the determination.

The jobOn ordinary landOn landslide risk land (about 7% of the suburb)
Replacing a cracked sewer line like-for-likeA standard repair. We camera, quote, and get on with it.Still a repair, but we check the overlay first, because trenching changes surface drainage on ground the survey records as slump-prone.
Installing an absorption trenchStraightforward, subject to the usual plumbing standards.Clause 7.6 requires council to consider waste water management, stormwater and drainage across the site before granting consent. This can be a planning question, not a like-for-like repair.
Re-grading falls or moving where a downpipe dischargesMinor works. The clause prohibits consent unless the work manages water so as not to affect the rate, volume and quality of water leaving the land. Where the downpipe goes matters.
Cutting a trench on a steep slopeStandard shoring and backfill. The soil mapping records mass movement hazard, low wet strength and slump-prone material on these slopes, which changes how the trench is cut and backfilled.
Connecting stormwater on a large blockRoute it to the street and check the fall.Overland flow is the dominant flooding form here and four council detention basins sit inside the suburb, so where the water ends up is the whole question.
Local West Pennant Hills Plumbing Knowledge

A Plumber Who Knows the Shale, the Slopes and the Forest Edge

West Pennant Hills runs across rolling to steep sideslopes on Wianamatta Group shale, with local relief of 40 to 100 metres and slopes over 20%. Cumberland State Forest, the only metropolitan state forest in Australia, sits at 95 Castle Hill Road inside the suburb.

The blocks are unusually large. At the 2021 Census 90.8% of occupied dwellings were separate houses, against 72.3% nationally, and council has moved to protect a prevailing 2,000 square metre lot size in parts of the suburb. Large blocks mean long private drain runs between the house and the street, passing under established garden the whole way.

OVERLAND FLOW AND WET WEATHER

Overland Flow, Not River Flooding, and a Sewer Over Its Licence Limit

There is no mapped flood planning area over West Pennant Hills, but that is not the same as no water problem. Council identifies overland flow as the dominant form of flooding in this part of the shire, and there are four council detention basins inside the suburb.

Part of the suburb is on the West Hornsby system

One of its trunk mains is called the West Pennant Hills Carrier. Sydney Water's own planning document records that the system's wet weather overflow frequency exceeds its licence limit for all planning horizons, while recording no dry weather overflows at all.

So the problem is rainfall driven

That points at stormwater getting into the sewer through cracked joints and incorrect connections, which is a private-side fault worth finding. On low permeability clay the water does not soak away either, so surface drainage and pipe problems often present together.

Excellent service from R&G Plumbing at my unit. Jeremy was very quick to contact me and arrange an inspection. Once here, Adam was professional, punctual, and quickly identified the issue with my kitchen taps. He clearly explained the problem, completed the repair efficiently, and provided all the documentation I needed afterwards.

I really appreciated the honest advice, attention to detail, and fair pricing. I highly recommend R&G Plumbing to anyone looking for reliable, fairly priced, and professional plumbing services.

Thank you again to the entire R&G Plumbing team!

Jack from R&G Plumbing Gas & Drainage Pty Ltd was outstanding from start to finish. His workmanship was excellent, and he was professional, friendly, and incredibly patient throughout the entire job. He went above and beyond to make sure everything was done properly and took the time to explain things clearly, which I really appreciated. The quality of his work speaks for itself, and the pricing was very fair — great value for money. I couldn’t be happier with the result and would highly recommend Jack to anyone needing a reliable and skilled plumber. Thank you Jack

We had a blocked drain in our backyard and R&G Plumbing reached out very quickly. Jeremy gave us a fair quote for jet blasting, so we went ahead. Zac came out and was fantastic. When the jet blasting didn’t work, he found the pipe was completely blocked by long roots and a hole in the pipe

Initially, it looked like the floor would need to be dug up for a 1.5 day job$$, which we couldn’t afford. Instead, Jack kept investigating and found another access point through our neighbour’s carpark ceiling. He organised access to neighbours garage, removed the roots, and repaired the pipe at a much more affordable price. The roots were way worse than we expected.

As a young couple and first home buyers, this was our first time dealing with a plumber and we were pretty stressed since we thought it was a simple blockage but it turned out to be a complex issue. I gotta check the drainage when im purchase property in the future. Learnt my lesson!

Jeremy and Zac explained everything clearly and provided a detailed report and invoice so we can raise it with strata, as the drainage is linked to other units and may have further issues.

Really grateful for the honesty and effort. We’ve definitely found a plumber we trust and would happily connect with Jeremy’s team again.

Very happy with the work and the service. Jack came to give me a quote on replacing 4 taps in the laundry and the Abs came to do the work 2 hours later. Everything fixed quickly on the same day. Both young men were very professional and pleasant. I would recommend them.

My sewer was blocked, and as my normal plumber was unavailable for a week I contacted R&G Plumbing. They promptly attended after my call, and temporarily fixed the problem, but indicated the pipe had to be replaced. After being a bit taken aback by the quote, I accepted due to the urgency of the matter. Abs and his apprentice River (2 days on the job) attended on time a couple of days later to complete the job. Both very pleasant to speak to. It was an all day job to dig the hole through heavy clay, replace the pipe, back fill, and replace a row of pavers. I think they did a pretty good job with the clean up as well. Overall, happy with the reliability and outcome, though I thought a tad expensive. I did ask a general question of replacing 2 washers, and was quoted 3 times more than I actually paid my normal plumber the previous week. Anyway, the job was done to a satisfactory standard, and no complaints. Toss of the coin for 4 or 5 stars, but it came out 4 just for the cost - maybe I live in the past.....?

We had Zac@R&G Plumbing attend a consistently blocking toilet in our apartment. He demonstrated strong knowledge, explaining where he believed the issue lay & what he needed to do to diagnose. On confirming his diagnosis he provided a detailed report so we could provide to our strata manager as issue would require strata approval to fix. Zac was professional, honest & worked efficiently, cleaning up as if he had never been. We would have no hesitation recommending Zac for any plumbing requirement & will definitely use his services again in future. Cheers, Paula
West Pennant Hills Plumbing FAQs

Plumber West Pennant Hills FAQs

Do you repair and replace water meters in West Pennant Hills?

Yes. We repair and replace water meters, fix leaks at the meter and repair the service line running in from the street. On the large blocks this suburb is known for, that run is long and a leak on it can go unnoticed for months before it shows up on a bill.

There is no call-out fee. Coming out to assess the job costs nothing. We look at the work, quote a fixed price before we start, and you decide. The price does not change once we are on site unless the job itself changes and you agree to it first.

Yes, all of it. West Pennant Hills spans two council areas, The Hills Shire and Hornsby Shire, and we cover the whole 2125 postcode either side of that boundary, including the streets bordering Cumberland State Forest.

Yes, around the clock, every day of the year, including nights, weekends and public holidays, for burst pipes, blocked drains, sewer overflows, gas leaks and hot water failures.

Usually, yes. Relining rebuilds the pipe from the inside with no excavation, which is why it suits this suburb: the runs are long, they pass under established garden and mature trees, and on steep or slump-prone ground digging is both slower and riskier. We camera the line first and tell you honestly which option is cheaper for your property.

Ask for the licence number and check it yourself on the NSW Fair Trading licence register, which is free and public. A licensed plumber will hand over the number without hesitating. Also insist on a written fixed price before work starts, and be wary of an open-ended hourly rate or a demand for payment in full up front.

It can be. Around 7% of West Pennant Hills is mapped as landslide risk land under The Hills Local Environmental Plan 2019, and clause 7.6 of that plan requires council to consider waste water management, stormwater and drainage across the site before granting consent. On those lots, changing surface drainage or installing an absorption trench can be a planning question rather than a like-for-like repair, so we check the overlay before we quote rather than after.
