If your cold taps run properly and only the hot side is weak, the problem is almost never your mains supply. It sits in or near the hot water system, and this is one of the more commonly misdiagnosed faults we attend. The usual causes are listed on the right, cheapest first.

1A partly closed isolation valve on the cold inlet. Frequently the culprit, often left partly shut after earlier service work. Quick to check and quick to fix.
2A failed or seized tempering valve. These blend hot and cold to a safe delivered temperature and they wear out. A failing one restricts hot flow, and it usually shows up as low hot pressure combined with temperature that wanders.
3Sediment build-up in the system or the inlet. Common in older storage tanks, particularly where the unit has never been serviced.
4A blocked or scaled heat exchanger in an instantaneous or continuous flow unit.
5A system undersized for the fixtures, which shows up as adequate pressure at one outlet and a collapse when two run at once.

Rule this out first. If your hot pressure fell away at the same time as you noticed water pooling near the unit, or a relief valve discharging, treat it as urgent rather than an inconvenience and call us the same day.

Start Here: Is It the Whole House or One Tap?

This is the first thing we ask on the phone, and it changes everything that follows. Check two or three outlets in different parts of the house before you read on.

Why this matters before you call anyone. A blocked aerator is a two-minute fix. A corroded galvanised main is a replacement. Knowing which category you are in tells you roughly what you are facing, and it lets us bring the right parts on the first visit rather than the second.

The Second Question

Did It Drop Suddenly, or Fade Over Years?

A Sudden Drop

A drop over hours or days points at something that changed. A valve knocked or partly closed, often after other work on the property. A failed pressure limiting valve. A burst or leaking pipe drawing away supply. Debris in the line following mains work in the street. Sudden drops are also the ones most likely to be a supply issue rather than yours, so check the Sydney Water section below before you book anything.

A Slow Fade Over Years

A slow fade points at accumulation. Corrosion narrowing the inside of older pipes, mineral scale building up in fixtures and inlets, or a valve gradually silting up. Homes with original galvanised steel pipework are the classic case: the pipe looks fine from outside, and the bore has closed up to a fraction of its original diameter.

Pressure That Varies Through the Day

If it is fine in the morning and poor by evening, the likely candidates are a valve that is failing under load or a genuine supply-side variation in your area, not a blockage. Blockages do not come and go.

Before You Book Anyone

Is Low Water Pressure Your Problem or Sydney Water’s?

Where the line sits. Sydney Water is responsible for the water main and the connection to it. You are responsible for the water pipes and fittings between the main and the taps on your property. Under Sydney Water’s Customer Contract, if you contact them they may investigate and carry out a free courtesy repair on the pipe between their system and your meter, up to one metre along the pipe inside your property boundary. Past that one metre mark, it is yours, and that is where a plumber comes in.

What counts as low pressure officially. The Customer Contract defines low drinking water pressure as pressure below 15 metres head at the connection point to the water main, for a continuous period of one hour or more. Fifteen metres head is roughly 150 kPa. Sydney Water’s published network average is 52 metres head, so a property genuinely sitting at the minimum is receiving well under a third of the Sydney average.

Before you call anyone, spend five minutes on this:

  1. Ask a neighbour. If the whole street has lost pressure, it is a supply issue and not something a plumber can fix.
  2. Check Sydney Water’s service updates for your address. Planned works and mains repairs reduce pressure temporarily, sometimes for a day or more.
  3. Check your meter. If pressure is poor at the tap nearest the meter, the restriction is upstream. If that tap runs well and the house does not, the fault is on your side, and that is our territory.
  4. Look for a spinning meter with everything off. That indicates a leak, which is both a cause of low pressure and a reason to call us the same day.

If those checks point at Sydney Water, call Sydney Water. We would rather tell you that on the phone than charge you to find out. If they point inward, that is a job we can quote.

Different Problem, Different Urgency

No Water Pressure at All

If nothing is coming out anywhere, work through this in order: check whether the street is affected, check the main tap at your meter is fully open, and check for signs of a burst, meaning wet ground, the sound of running water, or a meter turning with every tap closed.

Those indicate an active failure and they get worse and more expensive by the hour. We had a blocked drain in our backyard and R&G Plumbing reached out very quickly. Jeremy gave us a fair quote for jet blasting, so we went ahead. Zac came out and was fantastic. When the jet blasting didn’t work, he found the pipe was completely blocked by long roots and a hole in the pipe

Initially, it looked like the floor would need to be dug up for a 1.5 day job$$, which we couldn’t afford. Instead, Jack kept investigating and found another access point through our neighbour’s carpark ceiling. He organised access to neighbours garage, removed the roots, and repaired the pipe at a much more affordable price. The roots were way worse than we expected.

As a young couple and first home buyers, this was our first time dealing with a plumber and we were pretty stressed since we thought it was a simple blockage but it turned out to be a complex issue. I gotta check the drainage when im purchase property in the future. Learnt my lesson!

My sewer was blocked, and as my normal plumber was unavailable for a week I contacted R&G Plumbing. They promptly attended after my call, and temporarily fixed the problem, but indicated the pipe had to be replaced. After being a bit taken aback by the quote, I accepted due to the urgency of the matter. Abs and his apprentice River (2 days on the job) attended on time a couple of days later to complete the job. Both very pleasant to speak to. It was an all day job to dig the hole through heavy clay, replace the pipe, back fill, and replace a row of pavers. I think they did a pretty good job with the clean up as well. Overall, happy with the reliability and outcome, though I thought a tad expensive. I did ask a general question of replacing 2 washers, and was quoted 3 times more than I actually paid my normal plumber the previous week. Anyway, the job was done to a satisfactory standard, and no complaints. Toss of the coin for 4 or 5 stars, but it came out 4 just for the cost - maybe I live in the past.....?

Low Water Pressure in Apartments and Strata Buildings

Low pressure in a unit follows different rules from a house, and the first question is whether it affects your lot alone or several.

If neighbouring units have it too

The cause is on the common supply. That usually means a failed or under-performing booster pump, a valve on the common line, or a restriction in the riser. It becomes a common property matter for the owners corporation rather than something an individual owner can resolve.

If it is only your unit

The cause is inside your lot and follows the same logic as a house: one tap or the whole unit, sudden or gradual, hot or cold.

Top-floor units are the ones to watch

Sydney Water’s minimum obligation is 15 metres head at the connection point, which is only around 150 kPa, and that will not reliably lift water to the upper floors of a taller building. Buildings above a certain height rely on a booster pump for that reason, and when the pump degrades the top floors feel it first while the ground floor notices nothing.

Why has my water pressure suddenly dropped?

A sudden drop points to something that changed rather than something that wore out. The usual causes are a valve knocked partly closed, a failed pressure limiting valve, a burst or leaking supply pipe, or debris in the line after mains work in your street. Check whether neighbours are affected first, because sudden drops are the ones most likely to be a supply issue rather than a fault on your property.

Sydney Water maintains the main and may carry out a free courtesy repair on the pipe up to one metre inside your property boundary. Everything from that point to your taps is the property owner’s responsibility. A quick test: if the tap nearest your meter also runs poorly, the restriction is likely upstream. If that tap is fine but the house is not, the fault is on your side.

Because the problem is in the hot water system or its inlet, not your mains supply. The most common causes are a partly closed isolation valve on the cold inlet, a failing tempering valve, sediment build-up in an older storage tank, or scale in the heat exchanger of an instantaneous unit. It is worth checking the isolation valve first because that one is often free to fix.

A blocked aerator is the most common cause and it is a minor job. Beyond that, a worn tap cartridge, a kinked or partly blocked flexi hose under the vanity, or an isolation tap under the sink that is not fully open. If a single fixture is affected and everything else in the house runs normally, the fault is at that fixture.

Yes, once the cause is known. If a valve has failed, replacing it restores pressure. If pipework has corroded internally, replacing the affected run does. If your supply itself is genuinely at the low end, a booster pump is an option. What we will not do is fit a pump to mask a restriction that should be repaired, because that adds cost without solving anything.

Usually, yes. Long-standing whole-house weakness in an older property is often original galvanised steel pipework that has corroded internally, narrowing the bore over decades. Replacing the affected sections restores it. We will scope which runs actually need doing rather than quoting a whole-house replumb by default.
