Most Sydney homeowners do not find out their pressure is too high until something fails. These are the warnings that usually come first.
The connectors under sinks and vanities carry a rated maximum pressure, and sustained operation above it degrades the braid until the liner gives way. These fail without warning, usually overnight, and a single failure can flood a floor before anyone notices.
Tanks, seals and relief valves all cycle under load they were never specified for. Manufacturers publish a maximum inlet pressure in their warranty conditions, and a claim can be refused where that has been exceeded.
Excess pressure pushes water past the inlet seal, so the cistern trickles or refills unprompted. The inlet valve gets replaced, and the replacement fails identically, because the valve was never the problem.
Ceramic cartridges and tap seats are consumables, but at 800 kPa they become consumables you replace every couple of years instead of every decade.
The bang when a tap or an appliance solenoid shuts. It is not only noise. The shock loading works fittings loose and fatigues joints over years.
A building on a common supply may have a single valve serving every lot, or a valve at the main plus individual valves at each unit, or no regulation at all above a certain level. When a shared valve fails, the symptoms surface across multiple lots at once, which is why several owners often report the same fault in the same week without connecting them.
Whether a valve is common property or lot property turns on the registered plan and the by-laws, not on a general rule, so we do not guess at it. What we do is establish where the valve physically sits, what it is doing, and what the fix involves, then set that out clearly enough that an owners corporation or strata manager can act on it.

Most manufacturers specify a maximum inlet pressure. Installing a unit onto an unregulated high-pressure supply can compromise the warranty from day one.
A pressure reading is a cheap thing to have in hand and a reasonable thing to ask about, particularly on an older property.
Where water damage is traced to a failure that unregulated pressure contributed to, the circumstances of the claim can become relevant. Policies differ and we make no promises about any individual insurer, but it is a conversation worth having with yours.
If water is dripping from a pipe near your hot water unit, the tank is probably not the problem. This is the single most expensive misdiagnosis in this area of plumbing, and it happens because there are four different valves in play, and three of them get called “the pressure valve” at some point.

We take a static reading at the meter and a dynamic reading at a fixture, and we check the meter box for an existing valve, its condition and its rating.

We test, install and replace pressure limiting valves across Northern and Western Sydney. High readings turn up right across the service area, but the North Shore and the Hills produce the most, because that is where the elevation change is.

Open the meter box at the front boundary. You are looking for a brass fitting on the cold line just past the meter, usually with an adjustment screw or a domed cap, sometimes with a rating stamped into the body. If the box holds a meter, a tap and nothing else, there is probably no valve. Properties connected before 2003 frequently have none, because the requirement did not exist yet.
Between 350 and 500 kPa is the target band, comfortable to live with and within the limit set by AS/NZS 3500.1. Sydney Water publishes its supply figures in metres head rather than kilopascals, with a network average of 52 metres head, which converts to roughly 510 kPa.
Elevation, mostly. Sydney Water supplies each zone from reservoirs at the high points and distributes by gravity, so properties lower in a zone receive more pressure than properties higher up. On a steep street, the difference between the top and the bottom can be several hundred kilopascals on the same main. Whether each property has a working valve fitted accounts for the rest.
For new work, where the pressure requires it. AS/NZS 3500.1 caps internal static pressure at 500 kPa, so where the incoming supply is higher, a valve is needed to comply. This applies to new connections, new builds, extensions and renovations. An existing home already connected is not required to retrofit one, though it is usually worth doing if the reading is high.
Very possibly, and it is the most commonly missed cause. When a valve’s internal cartridge seizes or silts up, it chokes flow instead of regulating it, so a failing valve presents as low pressure rather than high. If the weakness affects the whole property at once rather than a single outlet, and particularly if flow collapses when a second tap opens, the valve is worth checking before anyone starts talking about your pipes.
It depends on the registered strata plan and the by-laws, and on where the valve physically sits. A valve on a shared supply serving multiple lots is a different question from one inside a lot. We will not guess at it, but we will document what we find with readings and a written report, so the owners corporation or strata manager has what they need to make the call.
Sometimes, and we will tell you when that is the case. If the valve body, diaphragm and cartridge are sound and the valve is simply set wrong or has drifted, adjustment is a legitimate fix. If the internals are worn or seized, adjusting it buys a short window and nothing more, and it can make an existing weep worse.
No. A valve reduces pressure, not flow rate, and those are different things. Pressure is how hard the water arrives; flow is how much of it arrives. Because we fit adjustable valves and set the outlet to suit the property rather than leaving it at a factory default, most people notice nothing except that the overnight spikes and the banging stop.
Almost certainly not, but the cause often traces back to it. The pipe discharging is the temperature and pressure relief valve on the tank, or the expansion control valve on the cold inlet. Continuous discharge from either usually means the tank is being over-pressurised, and unregulated mains pressure is a frequent culprit. Get a reading at the meter before anyone quotes you for a new hot water system.
No. Work on a property’s water supply pipework is regulated in NSW and must be done by a licensed plumber, regardless of where the valve was purchased. Testing your own pressure is a different matter, and we would encourage it. A gauge costs around twenty to thirty dollars and screws onto an outside tap.
