What Goes First in a French Forest Home, and What Goes Last
Rough guide only, because how a house has been used and maintained changes everything. But if your place is original, this is broadly the running order.
Hot Water Systems, Roughly Every 8 to 12 Years
The first thing to go, and it goes repeatedly. A house built in 1968 is on its fourth or fifth hot water system by now. The warning signs are a rusty tinge in the first hot water of the morning, water pooling under the unit, or showers that run cold sooner than they used to.
We test whether a repair will actually hold rather than defaulting to replacement, and if the unit is finished, we size the new one to how many people are really in the house now, which is often not the number it was sized for in 1998. Gas, electric, solar and heat pump all covered, and most swaps are done the same day.
Tapware, Mixers and Toilet Cisterns, Around 15 to 20 Years
Washers perish, mixer cartridges seize, and cistern inlet valves start running on quietly. A toilet that refills by itself every twenty minutes is one of the cheapest things on this list to sort and one of the most expensive to ignore, because it runs straight onto the water bill.
Cartridges and washers are replaced with parts that suit the fitting rather than whatever is on the van, and where tapware is genuinely past it, we say so instead of charging you twice.
Shower Waterproofing, at 20 to 30 Years
This is the one that catches people out, because the leak rarely shows up in the bathroom. Original waterproofing membranes fail behind the tiles, and the water tracks out to the nearest weak point: a damp skirting board in the hallway, a patch of bubbling paint on the far side of the wall, or a musty smell in a built-in wardrobe backing onto the ensuite. The tell-tales are a gurgle from the floor waste when the washing machine empties, a slow shower, or a smell in the yard after heavy rain.
A camera goes down before anything else so you can see the actual state of the pipe on screen. Jetting clears it, and where the pipe itself has failed, we reline it from the inside, which on a Forest block means the lawn, the driveway and the established garden stay where they are.
The Bush Edge: Leaf Load, Slope and Stormwater
The bushland that gives The Forest its name is also what keeps our stormwater work steady. Streets on the Bantry Bay side and the reserve fringes sit under heavy tree cover, and the leaf load is relentless: gutters fill, downpipes choke, and stormwater pits silt up quietly until the first serious downpour finds the problem for you.
Add the slope. Plenty of Forest blocks fall away toward a reserve or a gully, so when a stormwater line is blocked, the water does not sit politely on the lawn. It runs, and it takes the path of least resistance, which is often straight down the side of the house and against the footings.
And the local wildlife plays its part. Brush turkeys are enthusiastic diggers and will happily rake a garden bed of mulch into the nearest grate. It sounds like a joke until you are standing in an inch of water in the carport.
